Terms of Service

By using The Rent Receipts (“the Platform”), you agree to these Terms of Service. If you do not agree, do not use the Platform.


1. What the Platform Does

The Rent Receipts is a public review platform where verified tenants can share anonymous reviews of landlords and rental properties. We verify that reviewers were real tenants by requiring proof of rent payment. We do not create user accounts or store identifiable reviewer information beyond what is necessary for verification.


2. Who Can Use This Platform

Anyone may read reviews on this Platform. To submit a review, you must be or have been a real tenant at the property you are reviewing — meaning you paid rent there and have documentation to prove it.

You must be at least 18 years old to submit a review.


3. Honest Reviews Are Allowed

We explicitly allow honest, negative reviews. If you had a bad experience with a landlord, you are allowed to say so. Low ratings, critical opinions, and factual accounts of poor conditions, unresponsiveness, or other problems are all permitted — as long as they are truthful and based on your actual experience.

Nothing in these Terms prohibits you from sharing an honest opinion about a landlord’s conduct, even if that opinion is unfavorable.


4. Your Responsibilities When Submitting a Review

By submitting a review, you represent and agree that:

  • You were an actual tenant or occupant at the property you are reviewing.
  • Your verification document is genuine and accurately reflects your tenancy.
  • The review reflects your honest opinion and real experience.
  • The review does not contain false statements of fact that you know to be untrue.
  • You are not submitting the review on behalf of a competitor, an interested party, or at the request of anyone with a financial interest in the outcome.

5. What Is Not Allowed

The following content is prohibited and may be removed without notice:

  • Fabricated reviews — reviews submitted with falsified or fraudulent verification documents, or reviews not based on real tenancy.
  • Doxxing — publishing private personal information about a landlord or any individual, such as home address, personal phone number, social security number, or financial account details. Business contact information and professional conduct are fair subjects for review.
  • Harassment and threats — content that threatens harm to any person or constitutes targeted harassment.
  • Illegal content — content that violates applicable law, including defamation (knowingly false statements of fact), content that violates third-party intellectual property rights, or content that facilitates illegal activity.
  • Spam and commercial content — unsolicited promotions, advertisements, or content unrelated to the landlord-tenant relationship.

To be clear: low ratings, critical opinions, and unfavorable-but-truthful accounts are not prohibited under this section.


6. Content License

By submitting a review, you grant The Rent Receipts a non-exclusive, royalty-free, perpetual license to publish, display, and distribute your review content on the Platform. You retain ownership of what you wrote.


7. Our Moderation Rights

We reserve the right to remove or decline to publish any review that violates Section 5 of these Terms. We do not remove reviews simply because a landlord is unhappy with the content. See our Content Policy for more detail on how moderation works.


8. Platform Liability (Section 230)

The Rent Receipts is an interactive computer service and is not the author of user-submitted reviews. Under Section 230 of the Communications Decency Act (47 U.S.C. § 230), we are not liable for content submitted by users. Reviews reflect the opinions of the individual tenants who wrote them, not the views of The Rent Receipts.


9. No Warranties

The Platform is provided “as is” without warranties of any kind. We do not guarantee the accuracy of any review content, the completeness of landlord profiles, or uninterrupted availability of the site.


10. Limitation of Liability

To the extent permitted by law, The Rent Receipts is not liable for any indirect, incidental, or consequential damages arising from your use of the Platform or any content on it.


11. Governing Law

These Terms are governed by the laws of the State of Arizona, without regard to its conflict of law principles. Any disputes arising out of or relating to these Terms or the Platform shall be resolved exclusively in the state or federal courts located in Maricopa County, Arizona, and you consent to the personal jurisdiction of those courts.


12. Changes to These Terms

We may update these Terms from time to time. The “Last updated” date at the top reflects any changes. Continued use of the Platform after changes are posted means you accept the updated Terms.
