Content Policy

Honest reviews are the whole point. We only remove content for fraud, abuse, and illegal conduct — not because a landlord got a bad rating.
Always Allowed
- Honest negative reviews, even very critical ones
- Low or 1-star ratings
- Accounts of late repairs, mold, pests, or habitability problems
- Accounts of deposit disputes or withheld deposits
- Accounts of unresponsive or rude landlord behavior
- Descriptions of lease violations or illegal practices by a landlord
- Factual accounts of rent increases or lease terms
- Recommending that other tenants avoid a landlord
Not Allowed
- Fabricated reviews — fake tenancy or falsified receipts
- Doxxing — publishing personal home address, personal phone, SSN, or financial info
- Threats of physical harm to any person
- Targeted harassment or hate speech
- Knowingly false statements of fact (defamation)
- Spam, ads, or content unrelated to the rental experience
- Content that violates third-party intellectual property rights
- Content that facilitates illegal activity
Verification Process
Every review on this platform is submitted with proof of tenancy — a rent receipt, bank transfer confirmation, or equivalent documentation. Our team manually reviews each submission to confirm it is consistent with the review details before publishing.
Verification documents are stored securely with encryption and permanently deleted within 5 days of upload. They are never shared with the landlord being reviewed or any other third party.
What “Doxxing” Means Here
Landlords are public figures in their professional capacity. Describing a landlord’s conduct, their business name, the property they manage, or their professional behavior is entirely fair and allowed. What is not allowed is publishing their personal private information — such as a home address that differs from their business address, a personal cell phone not used for business, financial account numbers, or similar private details.
How Moderation Works
All submitted reviews are held for manual verification before being published. We review the submitted documentation and the review content. Reviews that pass verification are published. Reviews that fail — because the documentation appears fraudulent or the content violates this policy — are declined and the submitter is notified.
Published reviews may be removed if we subsequently discover evidence of fraud or policy violation. We do not remove reviews because a landlord disputes or dislikes the content. A landlord’s disagreement with a review is not grounds for removal.
Landlord Dispute Process
If a landlord believes a specific review is fraudulent — meaning the reviewer was not actually a tenant at the property, or the verification document is falsified — they may flag it for re-verification by emailing us at Garrett@hollyandchrisluxuryhomes.com. We will re-examine the verification documentation.
We will not re-examine or remove a review simply because the landlord disagrees with the rating or opinion expressed. The review stays published while any re-verification is in progress.
Reviewer Appeal Process
If your review was declined and you believe the decision was in error, you may appeal by emailing Garrett@hollyandchrisluxuryhomes.com with the subject line “Review Appeal.” Include the landlord name and property address. We will re-review your submission.
Reporting Content
If you see a published review that you believe violates this policy — for example, a review that doxxes someone or contains a threat — please email us at Garrett@hollyandchrisluxuryhomes.com with the subject line “Content Report” and include the URL of the review in question.
Changes to This Policy
We may update this policy over time. The “Last updated” date at the top of this page reflects any changes.
